Income Property Loans

We offer a wide variety of term loans to finance multiple types of income property real estate.  We extend term financing to both owner occupants of and investors in income properties.  Types of income properties we frequently accept for collateral include one to four unit residences, apartments, medical office buildings, professional office buildings, retail properties, and light manufacturing facilities.  We do not pursue lending secured by properties with significant environmental issues or which are constructed of un-reinforced masonry.
 
Depending upon the type of loan and collateral, we provide amortization periods of up to 30 years and maturities of up to 15 years.
 
We specialize in being a cash flow based real estate lender.  Therefore, we generally require that the income property being financed provides a surplus of positive cash flow to service the loan.  Exceptions are considered based upon the financial condition and overall cash flow of the borrower.
 
In addition to positive cash flow requirements, our income property lending program maintains maximum loan to appraised value ratios for various types of real estate.
 
Income property loans are made on both fixed rate and a variable rate basis.  Variable rate loans may utilize any of a number of interest rate indices, including the Wall Street Journal Prime Rate, U. S. Treasury securities constant maturity indices, or LIBOR rates.  Fixed rate loans are generally priced at a margin over the swap curve for similar maturity transactions.
